Pioneer E-Z Load 12 x 12 Memory Book - Brand New, Never Used

Back to cleaning out the folks house this past week.  We have a large collection of goodies from the craft room.  These all look to be in very good condition and I am sure someone can make good use of what is here.  None of us are crafters but we will describe each item as best and as honestly as we can.  Please ask questions if you have any.
Everything comes from a smoke free and animal free home.
This is a brand new, never used, Pioneer E-Z Load Memory Book.  It is the popular 12 x 12 in size.  The label described this as having 20 white pages with 10 top loader sheet protectors and 10 heavy white paper scrapbook inserts.  I guess this would be used for scrapbooking but you know better than I do.
Condition wise you might find some light shelf wear from sitting in the craft room.
